What is the National Rental Data Exchange?
The National Rental Data Exchange (NRDE) database is RentBureaus secure, proprietary database of residents rental histories. Information in the NRDE database comes directly from RentBureaus network of participants.
Who can use the NRDE?
The database of rental histories is available to all RentBureau members and is included as part of their existing screening service. Others may access the NRDE database reports for a per-inquiry fee. In addition, credit screening services may purchase access to the NRDE database and include the data in their reports.
How does RentBureau collect resident histories?
RentBureau collects updated information every 24 hours from the apartments in its network. The updated information is automatically incorporated into the National Rental Data Exchange™ database.
How do RentBureau participants provide resident information?
RentBureau seamlessly collects rental histories by automatically retrieving rental information from a multi-family manager’s property management system. Data is transmitted from the property management system to the NRDE database without modifications to software or impact to operations. No new software is installed and no new processes need to be implemented. The data transmission process is invisible to owners, agents and managers and it takes only minutes to implement and is easily approved by management and IT staff.
How do RentBureau participants access resident information?
The NRDE database information – detailed histories of residents’ past payments – is included in an apartment manager's existing resident screening service. Because RentBureau provides the information directly to the industry’s leading screening services, a resident screening report becomes more complete and more accurate with RentBureau rental payment data – and a more effective tool for making applicant decisions.
How is RentBureau different from a credit screening agency?
RentBureau is not a resident screening service. RentBureau is a specialized Consumer Reporting Agency (CRA) that collects and provides information to resident screening services for their reporting use. As a result of using RentBureau NRDE database data in its reports, resident screening services become more accurate and current.
Without RentBureau data, a traditional screening result is based on background and credit information without any information about past rental payments. Only RentBureau provides that information.
Is it legal for RentBureau participants to provide rental information about residents?
Yes. As a specialized Consumer Reporting Agency, as defined in the federal Fair Credit Reporting Act (FCRA), RentBureau collects and reports individual residential resident performance data. RentBureau members may furnish and use resident data, just as they do with other consumer reporting agencies. RentBureau adheres to and exceeds all FCRA procedures for ensuring the maximum possible accuracy and privacy of resident data.
Are there other services like RentBureau?
No. RentBureau is the first and only real-time, online system providing apartment owners and managers with accurate rental histories of their resident applicants.
I already have a screening provider. Why do I need RentBureau?
RentBureau is not a screening provider. We collect apartment rental histories directly from apartment owners across the country and make it available to screening providers so that they can incorporate it into their applicant scoring. Most screening providers have already seen the value of RentBureau's data and are making it available to their customers. Ask your screening provider if they have RentBureau data.
